The neighbourhood

The property has a well-tended green out front, ideal for sitting in the sun. Temperatures are generally mild, and in summer months, the mouth of the Eichaig river, which rises and falls in tidal sequence, often attracting varieties of birds, including a swan couple, is frequented by swimmers and kayakers while the trails up the hill just behind the flat offer a secluded but astounding view of the highest mountains of the southwest Highlands, frequented by walkers and tended to by the arboretum's foresters, nurturing a breadth of trees and wildflowers from around the world. A short walk down the road, Historic Kilmun site includes the 1841-built parish church on the location of earlier medieval and Celtic monastic establishments dating from the 7th century, along with the adjoining Argyll Mausoleum, the burial ground of the Campbell clan chiefs and Dukes of Argyll since the 16th century. Inside is a hydraulic water-powered organ and stained-glass windows. The Kilmun Arboretum, established as a forestry research project, contains 162 tree species arranged in phylogenetic groupings. Kilmun Pier, constructed in 1827, facilitated steamship connections and summer tourism in the 19th century. Nearby, Dunselma Castle, an example of Scottish baronial architecture, was built in 1886 overlooking Strone Point. The Shakespearean Puck’s Glen is a woodland ravine with a series of cascades and waterfalls running through crags and moss-covered rocks. The Glenfinart Walled Garden and Old Kilmun House gardens exhibit horticultural vestiges from the Victorian era. Other nearby sites include the remains of ancient churches and the medieval ruined tower associated with the collegiate church priests who served the area in the 15th century. The Beinn Mhòr summit provides points for viewing the Cowal Peninsula and surrounding lochs. Benmore Botanic Garden, covering 120 acres, showcases both indigenous and exotic plant specimens, including giant sequoias. Argyll Forest Park, the oldest forest park in Britain, offers mixed coniferous and deciduous woodland classified as ancient semi-natural woodland. Just north, Loch Eck features oligotrophic waters supporting diverse aquatic species, with surrounding oak-dominated woodland. Broxwood Local Nature Reserve includes estuarine habitats supporting migratory birds. The Cowal Highland Gathering in Dunoon is a regular event displaying traditional Scottish athletic competitions and cultural practices. A quick ferry crossing from the Gourock terminal or a quick train ride from Glasgow and one is already in the beautific seaside town of Dunoon, with its beachside cafes, castle, and old Victorian pier, a few miles from Kilmun. Further excursions include: Castle House Museum contains artefacts relating to local history and cultural heritage. Dunoon Burgh Hall offers local exhibits while the many friendly shops of Dunoon offer all the essentials. The village of Tighnabruaich lies within an hour’s drive and contains marinas and coastal walkways. Castle Toward Residential School and Glen Striven Forest Path contain architectural and natural features linked to local history and forestry development. Additional locations include the Kelburn Castle estate featuring contemporary art installations juxtaposed with heritage architecture, and the Highland Mary Statue commemorating historic cultural figures. All are accessible within short travel times from Kilmun which is only a day trip from farther-flung Highland sites like Fort William and Glencoe, while being within striking distance of Glasgow. For travellers coming from overseas, the airport is in fact a quick 757 bus ride to the train leading to the Gourock ferry to Dunoon. The bus between Kilmun and Dunoon is convenient and nearly hourly.

House rules

We offer flexible check-in & check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.

There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.


The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean & tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

We do not accept Cash payment for any of the charges mentioned above.
