The space

This special home is modern, stylish and comfortable and set off a small country lane & is nestled in the middle of fields. Your front door opens directly into the Perfume Garden of the Main Farm House. The property was once the working farm attached to the unique and beautiful Broughton Castle which is just a stone's throw away.

The beautiful lounge with a comfy sofa and armchair is open plan to the kitchen and dining area for two overlooking the walled garden.

There is also a delightful alfresco eating area surrounded by roses in its own private alcove.

The self contained kitchen has a dishwasher, W/M /tumble drier, refrigerator, stove & oven. kitchen crockery, cutlery & accessories. microwave everything you could need should you wish to dine at home.

The mezzanine floor master bedroom features a supremely comfortable double bed, quality linens and towels. A perfect place to unwind after a busy day.

Completing the home is a bathroom/toilet with both bath and shower and essentials like soap, toilet paper, hair dryer, hangers, Iron supplied

Guests at this holiday home can enjoy hot water and underfloor heating throughout

To ensure you can stay connected to family, work and friends, fast WIFI throughout the home

The neighbourhood

There are designated Walking Paths through the Fields into the neighbouring Villages.
Fields run right up to the Castle Farm Fenceline.

Broughton Castle is open to the public from April to the end of September and your hosts Cheryl and Julian are happy to organise a visit for you during your stay.

At the same time, this idyllic property is only 8 minutes from the town centre of the historic Market Town of Banbury where you will find not one but two great Italian Restaurants, A couple of Pubs serving lovely food, all the Supermarkets including Waitrose & M&S.

A Museum well worth a visit, as is the new Cinema Complex, plus all the usual trappings of a small market town.

Enjoy their many facilities like SoHo Health Club, Fine Dining in their Restaurants, Indoor / outdoor Pool & much more. These suggestions barely scratch the surface, there is just so much to do in this area. The World is your oyster!

Stratford upon Avon ( think Shakespeare, Theatre, Wonderful old buildings) Moreton in Marsh (Boasts the Largest Farmers Market in the Cotswolds every Tuesday), Stow on the Wold (a hub for Antique Dealers and Fine Dining), Bourton on the Water (Just gorgeous and a real tourist trap), Broadway( try afternoon tea at the famous Lygon Arms), Royal Leamington Spa (The colonnaded Royal Pump Rooms, a 19th-century bathhouse, now houses the Leamington Spa Art Gallery and Museum), Cheltenham(Cheltenham Gold Cup in March), Burford (is a town on the River Windrush and is often referred to as the 'gateway' to the Cotswolds), Oxford (Oxford, a city in central southern England, revolves around its prestigious university, established in the 12th century.

The architecture of its 38 colleges in the city’s mediaeval centre led poet Matthew Arnold to nickname it the 'City of Dreaming Spires') …. the list is endless.

House rules

We offer flexible check-in & check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.

You will need to ring the bell at the main house to check in

We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb

the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean & tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

We do not accept Cash payment for any of the charges mentioned above.
